Royal Bay Built is your monthly update about what’s being built in this beautiful seaside community. Projects large to small, we’ll cover them all! During the month of May, here’s what the team at Royal Bay accomplished while following the guidance of Provincial health officials.

Sequoia Coffee is Almost Brewing:

Every day something is happening on site of the new coffee shop and food truck court. The freshly painted shipping containers are now stacked, as the drive-thru and walk-up coffee shop starts to take shape. The Sequoia Coffee team will start to outfit the interior over the months of June and July, working towards having coffee in your hands in late July.

Construction of Meadow Park Green About to Begin:

Meadow Park Green construction is set to start in June and will open Spring 2021. Work was slowed by recent working conditions, but we remain focused on delivering the playground ASAP! Drainage and underground work will occur first before any additional new park construction happens. We are still targeting 2020 completion despite challenging work conditions.

Phase 3 lot servicing work is nearing completion. Sidewalks and asphalt are now in place, paving the way for the remaining lots.

And, preparation work for Phase 4 – the last phase of the Meadow neighbourhood – is now underway. The first stage of work will complete the grading of all the remaining lands, moving all the sand and earth around into position. This is expected to have some visual, noise and dust impacts to our neighbours to the North along and near Cotlow Rd. and withing recent phases of Royal Bay. We are working on dust mitigation and construction best practices to mitigate impacts.

Putting on some finishing touches:

You’ll soon notice new landscaping going in along Metchosin Road, alongside the recently installed sidewalk, bike lane and pedestrian scale lighting from Latoria Boulevard all the way up the hill to Cotlow Road. Lighting awaits only the BC Hydro power connection to be activated very soon…

Meanwhile, over 4,000 new plants are now taking root on the slopes around Royal Bay. Species are predominantly native species. The slopes are designed to withstand the occasional (ahem) windy conditions at Royal Bay and scorching heat in the summer. Species were chosen to be drought tolerant and hardy so they survive and thrive. Over time, the thousands of trees and shrubs will grow a low canopy intermingled with grasslands.

New Home Updates:

With the recent release of Sector 3, our HomeStore has been extremely busy with three new designs being offered. Prices are currently starting in the upper $600’s.

West Commons Nears Completion:

Nearing completion, our last buyers are taking possession of their new homes in West Commons, our highly successful 63-unit townhome development at 370 Latoria Boulevard.

The Compass is Quickly Coming to Life:

Our newest 58-unit townhome development, Compass, is well on its way! Compass is located just off Latoria Boulevard at 3501 Dunlin Street. With our first homeowners moving in this Fall, the development is already over 30% sold with current pricing in the upper $400’s. Buyers can choose from three floorplans: a 2 Bedroom plus a Flex room, a 3 bedroom, and a 3 bedroom with a Flex room.
