Royal Bay Built is your monthly update about what’s being built in this beautiful seaside community. Projects large to small, we’ll cover them all! During the month of July, here’s what the team at Royal Bay accomplished while following the guidance of Provincial health officials.

The next phase of Royal Bay: Latoria South

July was an important milestone in the evolution of Royal Bay as the City of Colwood approved, Latoria South, the next phase of Royal Bay.

Spanning 158 acres, the Latoria South development will see the former mine quarry transformed into a new hub for Colwood and the Westshore, with 2,100 new homes, parks and pathways, safe bike routes, an elementary school and 40,000 m2 of non-residential including a grocery store and neighbourhood shops and services.

Land preparation and detailed technical design will begin this fall, and construction will begin next year.

Sequoia Café

On track to open later this summer, we are just awaiting some key tech elements that have been delayed coming out of Eastern Canada, due to the coronavirus pandemic. We have started paving the drive-thru lane and much of the landscaping is just around the corner.

The master baristas at Sequoia are busy framing up the menu of hot drinks and light fare. You can almost smell the coffee brewing! There is much more to come in the coming weeks as we plan the opening and the Sequoia team look forward to pouring the first cups of coffee for their new neighbours.

With the recent City of Colwood rezoning approval for Latoria South, Sequoia Coffee and the food truck court will be the first of many commercial services to soon come online in Royal Bay.

Suns out, dust is out

In July, construction also started near Painter Road Trail. The trail remains open, but please excuse any mess during construction. As we experience warmer, drier weather (finally!) we sometimes experience more dust. As a result, neighbours will also see increased watering and misting of the roads to minimize dust in the neighbourhood.

New home designs, including the much anticipated Silverstone rancher

We continue to experience tremendous activity in our sector 2D and 3A. Construction has been extremely busy with many new homes breaking ground, while the Sales Team at the HomeStore are hopping with on-going sales.

In early August, we will release a number of new home designs that will front Meadow Park.  The Silverstone will be GableCraft’s first much-anticipated “rancher” design, offering main floor living for new owners whether they are empty nesters, couples or singles. Not only will it have a main floor master bedroom, but it will also provide a flex room or den on the main with an additional two bedrooms, a rec room and bathroom on the lower basement level.  Finished square footage will be over 2400 sq. ft.  at the same time providing the ability to add a one-bedroom legal suite in the basement to help with the mortgage.

With only five lots fronting Meadow Park available to build the Silverstone, these homes won’t last long. Prices start in the mid-$800’s.

The much anticipated new laned designs with double detached garages are also now available:

  • Shelton: 1702 sq. ft.
  • Richmond: 1858 sq. ft.
  • Westwick: 2102 sq. ft.

And newly revised designs are also available facing Meadow Park:

  • Neville: 2035 sq. ft.
  • Sheffield: 2263 sq. ft.

West Commons Sells Out

The final two homes at West Commons were purchased this month so we are proud to announce West Commons is now “Sold Out”!

Interest in the Compass, our new 58-unit townhome development, remains high, with only 30% of homes remaining.  With pricing now at the upper $400K level, Compass fits the needs of many families with several fantastic locations still available.  Homes offering two bedroom and a flex room as well as three bedroom or three bedrooms with a flex room are catching the eye of families investing now.
